Gently rolling hillside and meadow property with partial pond is zoned multi-family R-3 to allow from 64 to 100 apartment units. There is a plan for an apartment area that anticipates significant grading and reducing the height of the knoll by the entrance road (but leaving some of the bank by the wetland) and will require retaining walls. The total land allocation of 8.96 acres (uses centerline of the internal wetland and pond) with about 6.0 +/- net usable acres for the apartments. A 2 to 1 parking ratio would include some guest spaces. The 2 eight-unit buildings in the upper area could be switched to the other side of the parking lot (and parking adjusted up) to look into the project (partially over the lower units) if desired. A Clubhouse is at the end of the project, to look over the pond and could have some additional parking if pushed further to the west with some additional grading.
